Planning & Zoning Cases

The Planning Unit processes and reviews all Planning applications as per the County approved review timeline. A comprehensive review is conducted by the required departments, agencies, community organizations and divisions as deemed necessary. Staff is continually in communication with the applicant to go over the comments and or corrections. Once the application has met the development standards and minimum code requirements, the item is placed on an agenda to be heard first by the Planning and Zoning Commission and then by the Board of Supervisors. The Planning and Zoning Commission will hear the application at a public hearing and make a formal recommendation to the Board of Supervisors. Approximately one month later, the application will be heard by the Board of Supervisors. The Board will make a final decision on whether to approve the application.

In addition, the Planning Unit also processes Variance and Appeals requests through the Board of Adjustment per Section 207 of the Zoning Ordinance.

Consideration of a permanent and transferrable Use Permit to allow an entry gate with 10.32 square feet of signage and a monument sign with 22.16 square feet of signage in the RCU-2A (Residential; Rural; 2-acre minimum lot size) zoning district on approximately 72.05 acres.

Yavapai Ranch Phase 1 H#PLA21-000021

Consideration of an extension of a Final Plat for Phase 1 to satisfy Stipulation #5 of the PAD approval to create 39 single family lots with average lot sizes of +/- 11.46 acres on approximately 641 (+/-) acres in a PAD (Planned Area Development) zoning district, located approximately 12 miles South of Seligman and 35 miles North of Prescott on Williamson Valley Road. Yavapai Recreation League Event Expansion H#PLA21-00033

Consideration of a modification to a permanent and non-transferrable Use Permit to allow the expansion of regional events from up to one hundred (100) people four (4) times a year to up to four hundred (400) people per event six (6) times a year. Additionally, the applicant is requesting the allowance of local events to go from up to two (2) a week with a maximum of sixty (60) people to up to five (5) a week with a maximum of seventy (70) people. The applicant is asking for unrestricted non-match range access for members.

Located in the RCU-2A (Residential; Rural; 2-acre minimum lot size) zoning district on approximately 19.87 acres. The parcel is located south of State Route 89 off Forest Service Road 71, East of the community of Wilhoit. S03 T12N R03W. G&SRB&M. Staff: Becca Sirakis. District 1, Supervisor Oberg.

Zoning Ordinance Amendment H#PLA21-000026

The attached proposal would create a new Section 607 of the Zoning Ordinance (and amend Sections 410, 420 and 430). This proposal is consistent with Proposition 207 language which requires that adult use marijuana establishments be treated in the same manner as medical marijuana establishments. This proposal would also lay out regulations related to the personal cultivation of marijuana on residential properties in accordance with Arizona State Law.
