The 2018 Notices of Value have been mailed on February 17, 2017.  

These Notices represent the Full Cash Value (market) and Limited Property Value (taxable) of the property.

These values will appear on your September 2018 tax bill.

If you have any questions regarding your 2018 Notice of Value, please call the Assessor’s Office at (928) 771-3220 in Prescott or (928) 639-8121 in Cottonwood.

If you disagree with your 2018 Full Cash Value (market) and wish to appeal it, this must be done by April 18, 2017. Please be aware that only the Full Cash Value can be appealed.

Appeal forms may be picked up in person at the Assessor’s office or downloaded below. Because voters passed Proposition 117, all property taxes in 2018 will be based on the Limited Property Value only (not the full cash/market value). If there are no changes to the property such as new construction, demolition etc., then the Limited Property Value will not increase more than 5% from the previous year.

Instructions

Be sure to choose the appropriate form to fill-in (Residential, Vacant Land, Commercial or Agricultural):

  1. Save the form to your computer.
  2. Fill-in the form.
  3. Print out the form (Keep a copy of all submitted documentation.).  No submissions to the Assessor's Office will be returned.
  4. Scanned and emailed forms or faxes will be accepted up to the deadline.  Nothing submitted after the April 18th deadline will be considered.
  5. All mailed forms must be postmarked no later than April 18th.  You may also bring your completed form in to either office by the April 18th deadline.
  6. All submitted forms must have a signature or they will not be considered.

If you are basing your commercial appeal on the income approach, the supplemental forms are listed below.  They will need to be printed, filled out, and attached to your appeal form.

*All Parcels appealed will be subject to a complete on-site inspection by an appraiser from the Yavapai County Assessor's Office.  Any changes to the property will be noted and values will be adjusted accordingly.  This could result in an increase in value.
